The National Association of Home Builders (NAHB), reports that builders of single-family housing for the mature home buyer market reported an increase in traffic of prospective buyers during the first quarter of 2009.
This is welcome news to many markets including the greater Burlington Vermont real estate market. In Burlington Vermont this mature market represents just over 12% of the total population. Within the real estate brokerage community some agents specialize and obtain a professional real estate designation called SRES, Senior Real Estate Specialists. The special interests and needs of the mature buyer market have driven many professions and services including home builders to develop housing for the mature buyer.
“A strong and growing number of retirees and empty-nest households are interested in either downsizing or moving to a more user-friendly home and it’s often in their existing community,” said David Crowe, NAHB’s chief economist. The current market conditions still present many significant obstacles to homeowners who need to sell an existing home before buying a more appropriate one. This situation is holding many mature buyers from moving on to their next real estate investment. As many of these mature buyers enter the real estate market the flip side represents an increase in housing inventory as these buyers place their existing homes on the market. Within the Burlington Vermont real estate market we have seen many properties targeting this growing real estate segment. Burlington Vermont and its surrounding towns have a perfect storm of inventory that can accommodate this mature market buyer. Apartments, condominiums and carriage homes have cropped up in many communities at various price points depending on the nature of the property and its amenities.
